Step 7: Schedule a Time for Showings

Now that you have searched and selected the homes you want to see, we will set up the showing appointments for you and be on our way to go view them! However, before we step out the door, here are a few important things to know:

  • Most sellers require buyers to be pre-approved before viewing their home.
  • Your agent will share with you the available showing hours for each home specifically. Some Sellers require a 24 hour notice before showing, or they put other limitations on showings. Example: Saturdays & Sundays only between 10am and 6pm.
  • Wear comfortable shoes that slip on and off easily as we may be asked to remove our shoes upon entering the home.
  • If a lot of natural light in a home is something that is important to you, consider scheduling your appointments during the daylight hours.
  • Dress accordingly for the weather. The walkways or driveways may be slippery or muddy, and some of the homes you enter may not have heat or AC turned on at that time.
  • If the home is vacant, there may be no utilities turned on. Plan accordingly for bathroom breaks while viewing a series of homes. Don’t assume we’ll be able to use the restroom while viewing the home.
  • Focus on the property. Try not to focus on homeowner’s furnishings, artwork, or other home decor. Remember that you are buying the property and not their belongings.
  • Avoid touching the homeowners personal belongings or furniture in the home as we do not want to be responsible if something were to break or get damaged.
  • Keep a close eye on children when walking through the home and remind them not to touch or play with any of the items that they see in the house.
  • After the contract is agreed upon and signed by both the buyer and seller, a licensed inspector will be checking certain places in the home such as but not limited to the crawl space, attic, etc. We will not be entering into these places while viewing the home.
  • While walking through the home avoid talking about how much you can afford, details about what kind of offer you want to make on the house, etc. Some sellers have Nanny Cams set up in their home and could be watching and listening. Be aware of what you say and do while in a home.
  • If sellers are present during the showing, be careful not to give too much information away about yourself and your buying power as this information could hurt us later on in the negotiating process.
  • Bring water and snacks with you if you plan on seeing an extensive amount of homes as it can work up an appetite!

Now it is time to arrange your showings! Let us know if you would like to meet at the property, ride together, or need to make other special arrangements. Let the fun part begin!
